Case studies

The Party Wall Act (Party Wall Law or Party Wall Legislation) and the situations that it applies to are vast.

We have many Party Wall Case Studies on which we’ve successfully advised clients. Here are several examples where our clients appointed us to undertake work as party wall surveyors.

Twford Abbey,
NW10

One of our party wall surveyors was appointed by Clarion Housing Group and Redington Capital Limited to act as the Agreed Surveyor on this prestigious project. The heritage of the Abbey is important to the area and an interesting structure to work with. The renovation of the Abbey relies upon the regeneration of the site as a whole and included demolishing the later additions to allow for further development whilst maintaining the original Abbey and bringing it back to its former glory.

92-100 Warwick Road,
W14

One of our party wall surveyors was appointed to act as Building Owners Surveyor in this redevelopment project. There were 14 adjoining properties that required notice and all of which resulted in schedules of condition and awards being served. The whole party wall process was completed within 3 months and we continue to work closely with the building owner on the project.

425-427 Sutton Road,
SS2

One of our surveyors was appointed as the Building Owners Surveyor in the redevelopment of the site. There were multiple adjoining owners to serve notice upon and a number of adjoining owners surveyors were appointed. The project will see the site transferred into a welcoming, modern set of structures providing much needed homes into the area. One of the adjoining structures is a church that needs constant safe access for the public. This project is due to be completed in 2024.

Development at 238
Kennington Lane, SE11

One of our party wall surveyors was appointed to act as the Adjoining Owners surveyor in this large redevelopment of a petrol station into flats. This project has had complex access issues and loss of amenity use resultant of a line of junction notice. The Piling required was also in close proximity of the adjoining owners commercial unit and therefore detailed methodology and risk assessment were required. Due to the commercial use of the existing site an experienced hand was required to ensure that the various issues arising were resolved to ensure that the disruption to business was kept to a minimum and monitored throughout.

Eastergate Square, Chichester

One of our party wall surveyors was appointed by Seaward Properties Limited to act as Building Owner’s Surveyor for their large redevelopment of Eastgate Square in Chichester. The adjoining properties included the city wall which is a listed monument and, as such, she has worked closely with the District Council’s surveyor and English Heritage to ensure that careful demolition of the adjoining structure was undertaken.

Furthermore she was involved in the complex design features and subsequent method statements for all elements of the works, including the scaffolding for the demolition and rebuild, particularly to the neighbouring flats and public house where the development so as to ensure that the neighbouring structures were safeguarded during demolition and throughout the works.

Hampton Court Road, Hampton Court

One of our party wall surveyors was appointed by MAA Architects on behalf of the building owner to act as Building Owner’s Surveyor for their project on Hampton Court Road. The property is in a prime location and the build is subject to various constraints. The party walls between the neighbouring properties were staggered and owing to the additional story of the proposed structure it was important to ensure, through the Awards, that the shared and neighbouring footing were safeguarded. In addition to this it was necessary to agree specific rainwater systems to ensure that the neighbours existing systems were not overloaded.

8 Station Parade, Balham

One of our party wall surveyors was appointed to act as Adjoining Owner’s Surveyor for the EEIBA for a proposed extension to the neighbouring property. It was important to ensure that a full Schedule of Condition was undertaken so as to safeguard the interests of both parties. It was also confirmed within the Award that the Adjoining Owner could take benefit of the new extenuation, built to the line of junction, by means of ensure, subject to Section 11 of the Act.

Gowers Yard, Eton

One of our party wall surveyors was appointed to act as Building Owner’s Surveyor for Bewley Homes development known as Gowers Yard. The Site adjoins property belonging to Eton College. The site was successfully completed and signed off early in 2009.
