Schedule of Condition

A Schedule of Condition is a survey undertaken by a professional surveyor which records the current condition of a property prior to works being carried out or in some cases at a change of tenancy or other changes that may affect the condition of a property.

A schedule of condition for party wall purposed provides a written report detailing the areas of the neighbouring property that are at potential risk from proposed building works so that, in the unlikely event damages are incurred or acclaimed a true picture of the condition of the premises can be reviewed before ascertaining is the damages are or could be related to any such works. 

These surveys are designed to be of equal importance to both the adjoining and building owners as they are a statement of fact about the condition and therefore support any claim for damages realistically in evaluation of the works undertaken meaning that if any damage is historic it can be discarded  but equally any changes in condition can be fully examined.
